Composting Tips for Homeowners - J.P. Weigand & Sons, Inc.

The American family is thinking more and more seriously about living healthy lives, cooking at home, and doing their part to nurture the planet. More cooking means kitchen garbage just keeps growing. Instead of dumping it all into landfills, conscientious homeowners are diverting organic waste to their gardens to return precious nutrients to the soil. For those who have always just bought a bag of fertilizer from a home improvement store, our real estate agents offer a few tips to help you try something new.

  • Learn to Recognize Appropriate Materials
You might think that you can just throw any garbage into a compost pile, but there's a little more to it than that. Some items are intuitive, such as vegetable peels, fruits, and coffee grounds. Some items you shouldn't include may surprise you, such as meat, dairy products, and fish, as they attract pests and even diseases. Several non-profit organizations offer extensive lists of dos and don'ts for your benefit.

Fair Housing Month - J.P. Weigand & Sons, Inc.

The Fair Housing Act, passed in April 1968, is a landmark national law that prohibits discrimination in the rental, financing, and sale of housing. Every April since the law was passed, we recognize Fair Housing Month as a way to look back upon the discrimination that necessitated the Fair Housing Act and ensure that its principles are being upheld to prevent discrimination in the present day. Join our real estate agents in looking back on the history of Fair Housing Month and working to support a vibrant, diverse, inclusive future for all communities.

What Is the Fair Housing Act?

Before the Fair Housing Act was passed in 1968, discrimination in housing was sadly a common practice in many communities around the country. According to the National Association of REALTORS®, "Residential segregation in America didn't happen by accident. Americans of different races live apart because of deliberate actions by public and private actors.

Galley Kitchen Tips - J.P. Weigand & Sons, Inc.

The last two years have brought many changes in the housing market, including the need for space. Buyers are prioritizing space for a home office or a home gym when viewing Wichita homes for sale, and they're willing to make a galley-style kitchen work. Our real estate agents can show you how.

  • Option One: Maximize Available Space
First and foremost, use as much available space as possible. It's an easy concept but one that takes work. While ensuring you have floor-to-ceiling cabinets and the like might make sense, this can exacerbate the general claustrophobic feeling of a galley-style kitchen.

Puppy-Proof Your Home - J.P. Weigand & Sons, Inc.

Welcoming a new puppy into your home is an exciting time, but is your home puppy-roof? Some planning is necessary to get the house ready for your fluffy companion. Our real estate agents love puppies too, and they have compiled the guide below to prepare for your new pet.

  1. Contain Cords and Cables
As you will soon discover, puppies love to chew. Your pet can get electrocuted if they chew on plugged-in cords, so you should keep them out of reach. Use cord concealers or spiral cable wrap to conceal cords from your puppy. Another tip is to attach rubber cable protectors to walls or skirting boards to keep your cords away from curious paws.

Family Room Remodel - J.P. Weigand & Sons, Inc.

The family room of the 1950s was a place for a pool table or a large table for games and puzzles, and perhaps a television. But our real estate agents are well aware that today's families have very different needs. They know that versatility is the key to creating a pleasant space that offers multiple functions. Here are a few things to consider as you design your own recreation area.

  • Maximize Storage
The last thing you want to do is turn your beautiful new space into a junk room, so it's important to incorporate plenty of storage space into your design. Consider shelf space in the form of built-in shelving or movable bookcases. Cabinets with solid doors will hide a world of unsightly items to maintain the comfortable atmosphere of the room. Coffee tables with drawers let you stow away chargers and those elusive remote controls. Cuddly blankets and throws can be tucked away in an ottoman that matches the couch.

When you experience a home emergency, it's normal to freeze, especially if this is your first time dealing with a specific incident. Our real estate agents encourage homeowners to prepare for a home emergency before it happens. Follow these tips to stop a home emergency in its tracks.

  1. Know the Location of Your Home's Water Shutoff Valves

Holiday Decor Storage - J.P. Weigand & Sons, Inc.

From October through December, the joys of the holidays are abundant. Unfortunately, so is the cleanup afterward. If your storage area is a nightmare full of boxes and bags, it's time to roll up your sleeves and organize so that all of your beautiful decorations are out of your way and ready for next year. But where should you begin? Our real estate agents have a few tips to help you get started.

  • Invest in matching storage containers
This is not to make your garage look pretty, although it will be far nicer to look at than a pile of sagging, dirty boxes. Matching containers mean that you can stack them high to utilize all the vertical space available without creating a huge footprint. While you're at it, buy plenty of labels so that each container can be marked with its contents. That way, you won't have to search through Thanksgiving linens to look for the Halloween skeletons. Cardboard invites pests to investigate the contents, so opt for plastic containers. This is one time that biodegradable is not the best choice.

Thai spices give their food that signature heat in dishes like Paad Krapow (stir fry with chilis and sweet basil) and Gaeng-Khiao-Wan (Thai green curry paste). You spend years making your house a home. As you settle in and the seasons change year after year, you add appliances, landscaping, fixtures, and other features that personalize the home and enhance your comfort. Our real estate agents know how you feel, and we understand that it's natural to want to take some of your old home with you when you go. The following are six simple rules you should know when it comes to understanding what you can take and what you should leave behind.

  • Rule #1 - If it's nailed down, it sticks around
Light fixtures, faucets, security systems, bric-a-brac, and anything that is either nailed, screwed, glued, or cemented to the property should stay behind. Not only can you damage it when you remove it, but most buyers assume that if it's attached, it's part of the deal.

Upgraded Appliances - Sell a Home - J.P. Weigand & Sons, Inc.

Homeowners are often faced with decisions about which investments they should make in their homes, particularly if they're considering putting them on the market. If you've been watching the prices of Wichita homes for sale, you may be tempted to sell "as is." But what if some relatively inexpensive upgrades can increase the sale price dramatically? Our real estate agents will be happy to consult with you before you make a final decision. Here are a few appliances to consider replacing.

  • Worn, unsightly, or malfunctioning appliances
If you're selling the first home you ever owned, you may have started on a shoestring with second-hand appliances. Maybe they have worked fine for you but are less attractive than shiny and new. It's important to remember that buyers often make emotional purchases. If an appliance stands out as old, it's going to detract from a potential buyer's confidence in the state of the entire house, whether or not their concerns have merit.

VA Loans in 2021 - J.P. Weigand & Sons, Inc.

In honor of Veterans Day, we would like to thank all military veterans for their service. Additionally, our real estate agents would like to share some important information about VA loans — or Veterans Affairs loans — for homebuyers. These mortgages are available to qualified U.S. veterans, active-duty military members, and some surviving military spouses. Here is some crucial information to consider when deciding whether a VA loan is right for you.

  • How VA Loans Work
Banks and credit unions issue VA loans. However, they are insured by the U.S. Department of Veterans Affairs (VA). This means that if you, the buyer, stop making your mortgage payments, the VA will step in and reimburse the bank. This lowers the risk for the bank, which makes them willing to lend money to buyers who may not otherwise qualify for a conventional mortgage.

Foundation Inspection - Homeowners - J.P. Weigand & Sons, Inc.

From unique architectural features to mature landscaping, older Wichita homes for sale offer several positive aspects not available with newer construction. But to have the value their beauty promises, these houses must have a solid foundation. While a foundation inspection by a qualified specialist is necessary to identify all issues related to structural integrity, a homeowner can get a pretty good idea of the shape it's in with a few simple steps. In fact, our real estate agents recommend they be part of an annual maintenance program to help keep the home in great condition, year after year.

  • Peruse the exterior of the house
A visual inspection can tell you whether the walls are straight and perpendicular to the ground. A level will yield better results. If you see bulging walls or signs of leaning, call a professional inspector right away to verify your concerns and offer recommendations for solutions. Survey the grade of the ground surrounding the house. It should slope slightly away from the building so that rainwater drains away from the foundation.

Fall Home Decor Ideas - J.P. Weigand & Sons, Inc.

Fall is one of our real estate agents' favorite times of the year. With apple cider donuts, spooky themes, and pumpkin spice lattes, we can't help but feel excited about all things fall. And while nature's magic is happening outside, it's time to dress your home with colors and materials that make your space look and feel as cozy and homey as possible. The interior décor trends we're seeing for fall 2021 revolve around comfort, color, and convenience. Here are the biggest fall home décor trends of 2021.

  • Heirloom Furniture and Décor
Bespoke furnishings and vintage décor are all the rage for fall 2021. This trend centers on taking accessories and furniture often seen in grandma's house and pairing them with modern ones to create a mashup style. This, for instance, could mean displaying an heirloom vase on a simple, modern dining table or dusting off old picture frames. This fall is the perfect time to display your flea market finds, grannie's heirloom pieces, and travel mementos.

Pest-Proofing Measures - Homeowners - J.P. Weigand & Sons, Inc.

No one wants to find their Wichita homes for sale has been invaded by pests. They're an inconvenience, can cause damage to your property, and sometimes are even a health hazard. It's definitely one of those things every homeowner wants to prevent. Use these five tips to make sure pests aren't making your home their home too.

  • Seal off entry points
Autumn often sees increased pest activity in the form of smaller animals looking for warmth and places to nest. Take a look at your home from roof to foundation and seal off any gaps, crevices, or other entry points with caulk or expanding foam. Rodents only need an opening the size of a dime to make their way in, so adding door sweeps and making sure weather stripping and door and window seals are intact can help keep them out. Other larger pests like squirrels, raccoons, birds, and bats can enter via garage doors, gaps in siding, exhaust fan and dryer vents, torn screens, and chimney openings. Make repairs and cover vent and chimney openings with screens. Check attics, basements, and garages from the inside too for potential entry points.

Buying a Flipped House - J.P. Weigand & Sons, Inc.

Recent surges in property prices make it very tempting for homebuyers to jump at what appears to be a great deal. But is it really? How can potential buyers know whether they are jumping headlong into a money pit or making a great investment? There are some lovely older homes among Wichita homes for sale that may require careful inspection. Our real estate agents have some suggestions to help you decide.

  • Question everything
Quick cosmetic changes can make a house look really attractive, which, of course, we all want. But a fresh coat of paint won't correct ailing plumbing or a deteriorated roof. Ignore the sales pitch and investigate the history of the house. The county assessor's office keeps records of the property owners. If the house has had multiple owners in the last year, you can bet it was purchased by a flipper who only made cosmetic changes.

Adding a Water Softener - J.P. Weigand & Sons, Inc.

If you've been looking at Wichita homes for sale, you may have noticed that a number of them list a water softener as one of the features. But if you've never had one installed, you may wonder just what value they add to the property. Our real estate agents can tell you that it is a very popular upgrade. Here are some details to help you determine whether purchasing a water softener would be a wise decision for you:

  • What is hard water?
When water is saturated with dissolved calcium and magnesium, as well as other minerals, it's considered "hard." When calcium carbonate exceeds 60 milligrams per liter, it is defined as hard. More than 180 milligrams per liter is extremely hard. Wichita has a water hardness level of 131 mg/L and Kansas City, 330 mg/L! To reduce these dissolved minerals, homeowners turn to water softeners for help.

Outdoor Sculptures - Wichita, KS - J.P. Weigand & Sons, Inc.

Art comes in so many forms. While many people keep art in their homes for their own enjoyment, there's also art displayed publicly for the enjoyment of all. Outdoor sculptures fall into this category of public art, and Wichita is home to some lovely ones. Here are some sculptures our real estate agents think you'll enjoy.

  • Keeper of the Plains: 650 N. Seneca St., Wichita, KS 67203

Painting Kitchen Cabinets - Sell a Home - J.P. Weigand & Sons, Inc.

When you put your home on the market, our real estate agents may suggest some upgrades to help compete with other Wichita homes for sale. At the top of the list, offering the greatest ROI, is painting. After painting the walls, consider the kitchen. Nothing revives an older kitchen like new cabinets. Why replace when you can simply paint? Here are some important steps to ensure the best results.

  1. Plan Carefully
The two possible methods have dramatic differences in cost, energy, and result. The choice of professionals is spray painting, while most homeowners choose the brush method. Spraying means a smoother finish, quicker drying times, and more durable results. Lacquers applied with a gun dry quickly, decreasing work time, and stand up to cleaning much longer than brush-on paints. Lacquers require application by spray gun and a compressor. It's necessary to protect everything from overspray. Adequate ventilation is vital. Brush-on paints are generally less expensive and require normal masking and drop cloths without clouds of overspray. Drying time between coats averages 24 hours, and they require more sanding for a smooth finish.

Moving To Do List - J.P. Weigand & Sons, Inc.

After researching and exploring potential options, you've finally closed on your new home. Before you sit back and enjoy your new space, our real estate agents recommend that you do a few things to lower your expenses and protect your property. Here are some tasks to add to your to-do list.

  1. Check Your Insulation
If your new home has an attic, give it a quick inspection to ensure that it has ample insulation. There should be at least six inches of insulation, and it should be located between your attic's beams. Low levels of insulation can increase your home's heating and cooling costs and stress your heating and cooling system.

  2. Deep Clean Your New Home
Before you start unpacking and setting up furniture, give your new home a thorough scrub. It's much easier (and quicker) to clean an empty home. Start at the ceiling in each room and work your way to the floors. Vacuum dust and dirt away before wiping down surfaces and walls.
