From unique architectural features to mature landscaping, older Wichita homes for sale offer several positive aspects not available with newer construction. But to have the value their beauty promises, these houses must have a solid foundation. While a foundation inspection by a qualified specialist is necessary to identify all issues related to structural integrity, a homeowner can get a pretty good idea of the shape it's in with a few simple steps. In fact, our real estate agents recommend they be part of an annual maintenance program to help keep the home in great condition, year after year.

If you've been looking at Wichita homes for sale, you may have noticed that a number of them list a water softener as one of the features. But if you've never had one installed, you may wonder just what value they add to the property. Our real estate agents can tell you that it is a very popular upgrade. Here are some details to help you determine whether purchasing a water softener would be a wise decision for you:
When you put your home on the market, our real estate agents may suggest some upgrades to help compete with other Wichita homes for sale. At the top of the list, offering the greatest ROI, is painting. After painting the walls, consider the kitchen. Nothing revives an older kitchen like new cabinets. Why replace when you can simply paint? Here are some important steps to ensure the best results.
The two possible methods have dramatic differences in cost, energy, and result. The choice of professionals is spray painting, while most homeowners choose the brush method. Spraying means a smoother finish, quicker drying times, and more durable results. Lacquers applied with a gun dry quickly, decreasing work time, and stand up to cleaning much longer than brush-on paints. Lacquers require application by spray gun and a compressor. It's necessary to protect everything from overspray. Adequate ventilation is vital. Brush-on paints are generally less expensive and require normal masking and drop cloths without clouds of overspray. Drying time between coats averages 24 hours, and they require more sanding for a smooth finish.

A beautiful landscape can boost your home's value by thousands of dollars and attract well-qualified buyers if you decide to sell. At J.P Weigand & Sons, our real estate agents know that taking care of your landscape can put big profits in your pocket.

Like most homeowners, you likely spend a lot of time in your kitchen, especially if you love to cook or have a large family. The kitchen serves as the heart of your home where you spend a lot of time chopping, blending, cooking, and cleaning. Anything that makes these daily kitchen tasks and chores easier, faster, and more convenient is a welcome relief.
Have you found yourself working from home a little more frequently this past year? You're not alone if you have, and you're not likely to return to the office anytime soon. Most Americans have indicated they would prefer to work from home rather than return to the cubicle. However, many Americans have discovered that working from home daily requires finding creative ways to transform areas into ad hoc offices. If you're looking for a fast and easy way to find space and close up the office at the end of the day, our real estate agents recommend taking a closer look at your cluttered closets.
Closets are catch-alls for clutter. They are filled with old sporting equipment, packing materials, shopping bags, old shoes, items for Goodwill, and more. While that little voice in the back of your head says, "You'll use this someday," that little voice is blowing smoke. You'll never need it. You'll never use it. And, you'll never miss it. So, clear it out and toss or donate it. With spring cleaning in high gear, now is the perfect time to motivate yourself to create a cloffice you will use week after week, year after year.
Wallpaper is a 2021 trend that's not likely to disappear any time soon. Homeowners are updating style with traditional florals, contemporary geometrics, and bold, colorful animal prints and tropical patterns. At J.P. Weigand and Sons, our real estate agents are seeing homes filled with beautiful wallpapers that create show-stopping appeal.
Wallpaper adds visual interest to any room, but it may also add colors and patterns that do not appeal to everyone. While some buyers may appreciate your sense of style, others may lose interest in the house. Before putting your home on the market, it's a good idea to consider the pros and cons of wallpaper in your rooms and how it may impact your sale.
Kansas Big Brothers Big Sisters' annual For Kids' Sake Campaign has been a tradition for over thirty years and accounts for about one-third of the KSBBBS overall revenue budget. Weigand became directly involved as an organization in 2019, forming fundraising teams and raising $8,200 in its first year to support the youth served by KSBBBS. When the pandemic hit, it was apparent that the 2020 fundraising efforts and bowling parties would have to be canceled, resulting in a significant loss of funds for the organization.
As a result, Johnathan Weigand and Josh Turner stepped into action with other ways to help. Weigand employees came together and collected food items for the grocery care packages that were distributed to the KSBBS youth and their families. Then, the idea was formed to host a golf tournament in the fall to provide additional financial support.
On Friday, October 9, 2020, the 1st Annual J.P. Weigand & Sons, Inc. Charity Golf Classic was held at Terradyne Country Club. Twenty-one sponsors and teams raised more than $15k to support the nearly 800 Big/Little matches in Sedgwick County.
"Weigand is proud to partner with Kansas Big Brothers Big Sisters to support our local youth," said Johnathan Weigand, BBBS Community Leadership Council member. We were pleased to be able to provide assistance to their well-deserving program when it was much needed, and we look forward to continuing our partnership in the future."
Recruiting volunteers for youth waiting for a Big Brother or Sister is an ever-present need. And, during these times, our youth need us more than ever. You are encouraged to join the thousands of mentors across Kansas who are making a difference, including Weigand's very own Big Sister, Kelly Watkins. While often treated as an afterthought in the past, kitchens are emerging as one of the principal rooms of the well-appointed home of 2021. Our real estate agents are excited to show you some of the most exciting new trends in Wichita homes for sale. Here are just a few things you're going to see:
Generous Storage Space
With clutter being the enemy of comfort, ample storage is important to house all of the latest gadgets and small appliances. Modern cooks have come to appreciate their air fryers, mixers, food processors, and more. But they don't want them filling up their counter space. Further, they want supplies readily available. Pantries, larders, and extensive cabinetry allow for a well-stocked kitchen without sacrificing work surfaces.
As Americans are spending more time at home, they're focusing on the outside of their houses as well as indoors. Traditional landscaping is stepping aside for more creative ideas ranging from bold geometric displays to quiet, personal spaces. Wichita homes for sale offer plenty of opportunities to create your own fabulous exterior. Here a just a few options to consider.
January is the best time of year to clear out the clutter from closets, coatrooms, and under the beds. From old skis to dusty collectibles, there are plenty of ways to get yourself organized and divest yourself of long-forgotten items you no longer need. Our real estate agents highly recommend the following suggestions as you gear up to get rid of your unwanted items.
Start with Clothes
Old shoes, pants that are too tight (and beyond salvation by a New Year's resolution), shirts that are out of style, and winter gear that has worn out its welcome are ready for a trip to the local thrift store.
If It's Broke, Don't Fix It
Old electronics, damaged appliances, and anything that's missing pieces needed for safe and reliable operation should make their way into the recycling bin at your local hardware store.
