When you put your home on the market, our real estate agents may suggest some upgrades to help compete with other Wichita homes for sale. At the top of the list, offering the greatest ROI, is painting. After painting the walls, consider the kitchen. Nothing revives an older kitchen like new cabinets. Why replace when you can simply paint? Here are some important steps to ensure the best results. 

  1. Plan Carefully 
    The two possible methods have dramatic differences in cost, energy, and result. The choice of professionals is spray painting, while most homeowners choose the brush method. Spraying means a smoother finish, quicker drying times, and more durable results. Lacquers applied with a gun dry quickly, decreasing work time, and stand up to cleaning much longer than brush-on paints. Lacquers require application by spray gun and a compressor. It's necessary to protect everything from overspray. Adequate ventilation is vital. Brush-on paints are generally less expensive and require normal masking and drop cloths without clouds of overspray. Drying time between coats averages 24 hours, and they require more sanding for a smooth finish.

After researching and exploring potential options, you've finally closed on your new home. Before you sit back and enjoy your new space, our real estate agents recommend that you do a few things to lower your expenses and protect your property. Here are some tasks to add to your to-do list. 

  1. Check Your Insulation
    If your new home has an attic, give it a quick inspection to ensure that it has ample insulation. There should be at least six inches of insulation, and it should be located between your attic's beams. Low levels of insulation can increase your home's heating and cooling costs and stress your heating and cooling system.

  2. Deep Clean Your New Home
    Before you start unpacking and setting up furniture, give your new home a thorough scrub. It's much easier (and quicker) to clean an empty home. Start at the ceiling in each room and work your way to the floors. Vacuum dust and dirt away before wiping down surfaces and walls.

    This locally owned and sourced ice cream shop is a mesh of delicious opposites. Churn & Burn specializes in both ice cream treats and hot coffee. They also take classic, old ice cream recipes and modernize them by flash freezing their desserts in liquid nitrogen. Offering both dine-in and takeout, they have a wide variety of flavors, from cranberry walnut to strawberry balsamic to cinnamon, made to order with your favorite mix-ins and sauces.
