Wichita Coffee Shops for Barista Day - J.P. Weigand & Sons, Inc.

Let's face it, many of us would struggle to start the day without a little help from our favorite coffee or specialty drink. So our real estate agents think it's important to show appreciation to the local baristas who keep us awake and energized. Good baristas often work long hours and provide good customer service, so it's always nice to leave a tip when possible.

March 1 is Barista Day, so there couldn't be a better opportunity to thank your local coffee shop employees. We created a list of some of the best Wichita coffee shops to help you narrow down your choices:

  • Want Bierock Company And Coffee House - 2615 W. 13th St. N, Wichita, KS 67203
For some of the best handcrafted coffee in Witchita, checkout Want Bierock Company And Coffee House. Wintertime Decluttering Tips for Homeowners - J.P. Weigand & Sons, Inc.

January is the best time of year to clear out the clutter from closets, coatrooms, and under the beds. From old skis to dusty collectibles, there are plenty of ways to get yourself organized and divest yourself of long-forgotten items you no longer need. Our real estate agents highly recommend the following suggestions as you gear up to get rid of your unwanted items.

  • Start with Clothes
Old shoes, pants that are too tight (and beyond salvation by a New Year's resolution), shirts that are out of style, and winter gear that has worn out its welcome are ready for a trip to the local thrift store.

  • If It's Broke, Don't Fix It
Old electronics, damaged appliances, and anything that's missing pieces needed for safe and reliable operation should make their way into the recycling bin at your local hardware store.

Sell Home Projects Buyers Will Love - J.P. Weigand & Sons, Inc.

Our real estate agents are familiar with staging tips to help every buyer fall in love with any Wichita home for sale. According to a 2019 National Association of REALTORS® study, 83 percent of buyers' agents report that staging a home makes it easier for buyers to visualize the possibilities. Staging a home for buyers is about presenting the best possible blank canvas that enchants buyers with possibilities.

  • Everyone Loves an Entrance
The entryway is the first point of contact between your home and every potential buyer. If you've ever seen Beauty and the Beast, you know what an impression a grand entrance can make. Put on a fresh coat of paint, update the fixtures, clean up the landscaping, replace the doormat, clean up the house numbers, update the potted plants, power wash the front deck – anything and everything to present the best possible entryway.

Dining Room Staging - Sell a Home - J.P. Weigand & Sons, Inc.

Think of a room, any room, in your home. Did the dining room come to mind? Probably not. Some households still use their dining rooms for family dinners and breakfasts, but for other homeowners, the dining rooms is an area that is either underutilized or used for other purposes. Our real estate agents believe that every square foot of your home should be used to its fullest potential. After all, you are paying by the square-foot, why should you let an entire room collect dust? Whether you're staging to sell or just trying to maximize your current space, here are five great ways to utilize a dining room.

  • A Workspace for Professionals
The dramatic increase in remote working has left many professionals scrambling for workspace in their homes. Are you already working at your dining room table every day? Then go all-in and transition the area into a workspace. Swap out the table and chairs for an ergonomic work desk and office chair. Purchase a light that illuminates your desk with task lighting that isn't too harsh. Pick a few other office supplies or décor to incorporate, but make sure you only stick to what you need. Adding too much into the room can make it feel cramped, unorganized, or distracting.
