Tips & Hints for Buyers

Buyer Counseling Session

Contact one of our agents to get the ball rolling. They will set up a convenient time for you to meet with them at a Buyer Counseling Session to determine your wants and needs, learn about your goals and give you an overview of the process. Buying a home is a complicated process, and even if you have purchased several homes in the past, laws, processes and systems change. Our agents keep up to date with what’s happening in the market and can give you advice while making the process fun.

Get Pre-Qualified

It is important that you visit with a lender to get pre-qualified even before you start looking at homes. After looking at your particular situation, they can give you advice on what particular loan program is right for you, how much of a loan you can qualify for, what your loan cost, closing costs and prepaids will be and what your monthly payment will be on a hypothetical home. This gives you and your agent the information necessary to confidently move forward with your search. Also, having a pre-qualification letter from a lender will give you more credibility as a buyer than a potentially competing offer without a pre-qualification letter.

Looking at properties is the fun part! After determining your desired monthly payment and amenities, your agent will choose properties that meet your criteria and start showing them to you. Your agent will supply you with all of the information needed to help you make an informed decision, but the choice of your dream home is entirely up to you.

Contract to Closing

Once again, your agent will guide you through the process of writing and negotiating the offer, and getting through the maze of loan application, appraisal and inspections to arrive at moving day! We have the training, experience and expertise to make the process a smooth and enjoyable one.
