We have established this division in response to an increase in the number of foreclosures in Wichita and the surrounding areas. This will allow us to better serve the needs of the lenders in the area and the increased number of Wichita real estate investors in our market. J.P. Weigand's REO and Short Sale Division is able to handle all of your distressed property needs.
We have the experience, tools, and resources to take care of everything from start to finish. The marketing of a foreclosed property is far more urgent and complex than the selling of an owner-occupied home. This type of property is usually vacant, often is in need of rehabilitation, and always needs ongoing maintenance and constant supervision.
Working a short sale requires the knowledge and experience of putting a short sale package together and getting it approved by the bank in a timely manner. There is a certain complexity in putting a complete package together, and you want an agent who knows how to navigate the maze of steps and procedures in submitting a package that will ultimately lead to approval.
We are well versed in working with a troubled homeowner and a bank or multiple banks that hold the note. Our service, therefore, is far more than merely listing a property for sale.
