The Wichita office market is showing steady activity once again in 2018. Listings and sales volumes are increasing and the market is anticipated to maintain its momentum. Wichita is seeing new construction, and renovations of current buildings and older buildings that are still trending.
The High Touch Building at 110 S. Main in downtown Wichita has approximately 29,000 sf of Class A space with an asking lease rate for this space $13-$15/sf.
The Farm Credit Bank Building at 245 N. Waco is offering its employees amenities that Wichita’s downtown office market hasn’t seen before. Its 255,000+ sf will include a new 4,000 sf fitness center that will offer fitness on demand, various exercise machines, a men’s and women’s locker room and a cafeteria/café. They are also offering a new co-working space that includes offices, a conference room and work room for tenants to use as needed.
COrTen just leased 500 sf to Premier Hospitalists of Kansas, LLC, a new group of doctors. The COrTen building has 180 sf still available. This space is different than a typical office setting. The space features individual work stations arranged in a circle with a table in the center of the room. Complete with a high ceiling and streaming natural light, the area represents the type of collaborative environment that urban-based employers are moving toward.
125 N. Market is offering turnkey space for $14.50/sf. This property includes valet parking, on-site professional management, direct garage access from elevator lobbies, concierge services, four elevators, new chiller, new roof, renovated common areas, a renovated parking garage, new building signage, new boiler, an updated sky walk and fountain wall in the lobby. The building has 19 floors with approximately 45,000 sf available for lease. Spring of 2018, American Civil Liberties Union organization, Shakespeare Oil Company, Inc. and a financial investment company leased a combined 4,000 sf.
At the edge of Naftzger Park in the Spaghetti Works District, Martin Pringle will be the anchor tenant for a new 60,000 sf Class A office and retail building.
Cargill is making decisions that are all about growth. The company is expanding and relocating its headquarters to the 800 block of East Douglas. This is a $70 million project resulting in 190,000 sf, 42,000 sf of which will be used by Cargill. The Opus Group and Key Construction collaborated on the design of the Cargill complex, which will also include a parking garage for approximately 800 cars. The parking garage will be open to the public outside of Cargill’s business hours. The Cargill complex is scheduled to be completed in January 2019.
Other projects include the Epic Center and Ruffin Building now offering turnkey space for $17.00/sf to be more competitive in the office market. Technology Group Solutions, LLC from Lenexa, KS is working on opening a new 5,000 sf office in Wichita. Aerospace Engineers from Canada are also looking to expand into 2,000 sf of office space in downtown Wichita.
